9 Plumbing Tips Every Vancouver Homeowner Should Know

  1. Know where your main shut-off is before you need it. Most Vancouver homes have it in the basement on the supply line entering the house. Tag it with a label so anyone in the household can find it in a panic.
  2. Replace washing machine hoses every 5 years. Rubber supply hoses fail behind the washer and flood the laundry room. Swap to braided stainless steel – $25 a pair, lasts 15 years.
  3. Drain hose bibs before the first freeze. Disconnect garden hoses by November 1, drain the bib, and shut off the interior valve if your house has the older non-frost-free style. Burst hose bibs are our most common January call.
  4. Watch for slow rust stains on supply lines. Galvanized pipe under sinks shows weeping rust at threaded joints before it pinholes. Catching it early means a $200 fix instead of a $2,000 cleanup.
