When Your Hot Water Tank Goes - You Have Hours, Not Days
The average gas hot water tank in a Vancouver home lasts 10-13 years. Electric tanks: 8-12 years. After that the anode rod is gone, the bottom of the tank is rusting from the inside, and the sediment buildup is killing efficiency. The first sign of failure is usually a slow leak from the bottom seam or a relief valve dripping. The second sign is a basement floor full of water.
When a tank fails, you have hours to act. Hot water lines feed under pressure – a complete tank rupture dumps 40-60 gallons in minutes and keeps pulling from the main until you shut off the supply valve. Navien NPE-A2 and Rinnai RU199 are the workhorses we install.
Conventional tank wins when: you have a smaller 1/2″ gas service that would need expensive upsizing for tankless, your hot water demand is moderate (1-3 people), you want the lower up-front cost ($1,489-$2,189 installed), you’re not staying in the home long enough to amortize the tankless premium. Heat pump water heaters (hybrid electric) are the third option, growing in popularity for fully-electric Vancouver homes. 60-70% more efficient than standard electric. Eligible for BC Hydro rebates ($350-$1,400 depending on model and timing). Install: $3,200-$4,800.

Repair vs. Replace - When Repair Is the Right Call
Not every failing tank needs replacement. Common repairs that don’t require a new unit:
Pilot light won’t stay lit – usually a failed thermocouple ($179-$269 installed). 30-minute fix.
Lukewarm water – dip tube failure (common in mid-1990s tanks). $189-$289 replacement.
Popping or rumbling sounds – sediment buildup on the bottom of the tank. Flush + drain + anode rod inspection $189-$249. Buys you 2-3 more years if the tank is otherwise sound.
T&P relief valve dripping – usually a valve replacement ($129-$189) or expansion-tank install if city pressure is over 80 PSI ($249-$329).
Gas valve replacement – $329-$449.
Element replacement on electric tank – $189-$289 per element.

9 Hot Water Tank Tips Every Vancouver Homeowner Should Know
- Know the age of your tank. The serial number on the rating plate decodes to a manufacture date. Gas tanks: 10-13 years typical service life. Electric: 8-12 years. Plan replacement before failure.
- Drain a gallon from the bottom annually. Catches sediment before it builds up enough to insulate the burner. Tank lasts 2-3 years longer.
- Replace the anode rod at year 6. A $129-$229 anode swap doubles the remaining tank life. Most homeowners never do it – the original rod is fully consumed by year 7-8 and the tank starts rusting from inside.
- Watch for water at the base. Even a 1/4 cup puddle is the seam starting to fail. Replacement window is days to weeks, not months.
- BC earthquake straps are code. Two straps required: one at the top third, one at the bottom third. Inspect them annually. If your tank doesn’t have them, that’s a code violation.
- Set the thermostat at 49-55C (120-130F). Higher wastes energy and accelerates anode consumption. Lower risks Legionella. 49-55C is the BC standard.
- If you have a gas water heater in a basement bedroom or sleeping area, you may need a sealed-combustion unit. BC code prohibits standard atmospheric-vent tanks in sleeping spaces. We assess on every install.
- Heat pump water heaters need adequate ambient air. 200 cu ft of room minimum, or vent ducting to outside. Don’t install one in a tiny mechanical closet without provisions.
- Get the install permit and certificate. City of Vancouver requires permits for water heater installs. Missing permits create problems at resale and insurance time. Every Mamba install includes the permit and certificate.
