Why Vancouver Sewer Lines Fail

Vancouver’s sewer infrastructure is older than most Canadian cities. The City’s combined-sewer system – where storm and sanitary share the same lateral – was the standard until the 1990s, and roughly 90% of pre-1990 properties still run on it. The private-side lateral (from your house to the property line) is the part you own and the part most likely to fail.

Three failure modes account for most calls:

Root intrusion at the property-line connection. The transition from your private-side lateral to the city sewer is the joint that fails first. Roots from boulevard trees – cedar, maple, willow, ornamental cherry – find the joint, expand into the pipe, and capture every flushable wipe and grease ball that comes through.

Cast iron and clay tile collapse. Pre-1970 East Vancouver and Burnaby homes were piped in clay tile (the curved sections with bell-and-spigot joints) or early cast iron. After 60-70 years, joints crack, sections offset, and eventually a length collapses. The collapse may be 8 feet down the yard or 35 feet down at the property line – we won’t know until we camera-scope.

Bellies and offset joints. When old pipe settles unevenly – common in the Strathcona, Mount Pleasant, and Hastings-Sunrise neighborhoods where the soil is glacial till over fill – sections sag. Sewage pools in the belly, builds up, and chronically blocks even when no root intrusion is present.

Every sewer repair starts with a camera scope. The footage shows you exactly what’s failing, where it is by distance from the cleanout, and whether the failure is on your property (your fix) or past the property line (City of Vancouver’s fix).

Spot Repair, Trenchless Lining, or Full Replacement

Once the camera tells us what’s wrong, we recommend the right fix for the failure mode.

Spot repair works for a single offset joint or 6-12 feet of collapsed pipe. We dig only at the failure – typically a 5×5 foot pit – cut out the bad section, install new ABS or no-hub cast iron with Mission neoprene couplings, backfill, and restore the surface. Cost: $2,800-$6,500 depending on depth and access.

Trenchless CIPP lining (cured-in-place pipe) works when the existing lateral is structurally OK but cracked, root-invaded at joints, or scaled. We push an epoxy-impregnated felt sleeve through the existing pipe, inflate it, and cure it into a structural pipe-within-pipe. No digging required for the run between cleanouts. Full lateral replacement is for cases where the entire run from house to property line has failed. Open trench in clay or old cast iron is the rough job, but it’s permanent. Typical Vancouver residential lateral, open trench: $8,500-$18,500 depending on length, depth, and surface restoration (driveway concrete adds $3,000-$6,000).

9 Sewer Tips Every Vancouver Homeowner Should Know

  1. Know where your sewer cleanout is. Usually a 4″ capped pipe sticking up at the side of the house or in the basement. If you can’t find it, ask us to locate it on the next service call – knowing where it is saves 30 minutes during an emergency.
  2. Never flush “flushable” wipes. They don’t break down like toilet paper. They aggregate at the property-line root intrusion point and create the FOG-and-fiber mat that causes the worst backups.
  3. Watch for slow drains in multiple fixtures. If the toilet, sink, AND shower drain slowly, the issue is in the main lateral – not the individual fixtures. Camera-scope before anyone snakes again.
  4. If your sewer backs up twice in 12 months, get a scope. Repeat clogs at the main line mean there’s a structural cause – belly, offset, or root mass – that snaking won’t fix permanently.
  5. Plant trees at least 25 feet from the sewer lateral. Cedar, maple, and willow will find clay-tile joints eventually. Ornamental cherry, dogwood, and magnolia have shallower root systems and are safer near the lateral path.
  6. Document every sewer service. Date, what was done, camera footage. Worth real money on the property file at sale time, and required by some insurance policies.
  7. Pre-purchase: scope the sewer. Standard BC home inspections do NOT include sewer scope. A $300 pre-purchase scope is cheap insurance against a $20,000 unknown.
  8. Selling a pre-1980 Vancouver home? A clean scope report in the listing package builds buyer confidence and reduces negotiation discount. Often pays for itself 10x.
  9. Don’t pour grease down the kitchen sink. FOG cools, cools clings, clings catches. The clog is forming in the main lateral 20 feet from your house, not at the trap arm.
