What kitchen renovation plumbing actually covers
Kitchen renovations almost always drag plumbing along with them. Moving the main sink, adding an island with a prep bowl, going from electric to gas cooking, fitting a dishwasher where there was never one, running an ice maker line, upgrading to a touchless faucet. All of it needs rough in work, meaning the supply lines and the drain pipes inside the walls and under the floor, and all of it has to happen before the cabinets and the countertops land.
Main sink relocation. Moving the kitchen sink several feet during a redesign. New hot and cold supply routing, new drain routing with proper fall back to the existing branch, new shut offs under the cabinet. We quote the plumbing portion and work to the layout your designer has locked.
Island with a prep sink. A second bowl in the island needs supply and drain run under the floor to the island location, and it usually needs a vent solution as well. Islands are where kitchen plumbing gets interesting, because the vent cannot simply run up a wall.
Gas cooktop conversion. Going from electric to gas, or fitting a new gas range during the renovation. Our certified gas fitter runs the new line, we pull the City permit and coordinate with FortisBC. See the gas line repair page for how that work is done.
Dishwasher, ice maker and disposal. Hot supply to the dishwasher, drain tied to the disposal side inlet or a branch tee, air gap where the strata requires one. Ice maker line from the cold supply to the fridge with a shut off in the next cabinet. Garburator mounted on the basket with the discharge to the trap.
Full gut and remodel. Complete reroute of every supply and drain, new fixtures throughout, gas work, and often a jump off galvanized or Poly B supply onto PEX while the walls are open. We handle the plumbing portion and slot into the general contractor’s programme.

- Walls and floors are already open, so no demolition is billed twice
- Sink and island positions can still move on paper rather than in finished drywall
- A galvanized or Poly B upgrade rides along at marginal cost instead of as its own job
- Rough in inspection happens before the drywall closes, which is where the City wants it
- Fixture install lands after the counters and before the paint, so nothing new gets scratched

- New cabinetry and tile have to come apart to reach the pipe
- The vent solution for an island is far harder once the floor is closed
- Gas conversion means opening a finished wall to route the line
- An inspector cannot see rough in work that is already buried

Yes. City of Vancouver requires plumbing permits for fixture relocation, new gas line work and any significant change to the routing. We pull the permits and coordinate both the rough in and the final inspection, then email you the stamped certificate of work.
Yes, and it is how most of these jobs run. We work with most established Vancouver GCs. Rough in gets scheduled against framing, fixture install goes in after the counters and before the paint. Proper sequencing is what keeps a kitchen renovation from stalling.
Yes. We have a certified gas fitter on staff rather than subbing it to a third party, so the gas line, the City permit, the FortisBC coordination and the pressure test all sit with one company. That means one point of accountability if anything needs revisiting.
If the house has Poly B or galvanized supply, doing the repipe during the kitchen renovation is the most sensible time to do it. The walls are already open and the marginal cost is far lower than bringing us back for a standalone repipe later.
Yes. Small bore PEX-A or copper from the cold supply to the fridge position, with the shut off put in an adjacent cabinet rather than buried behind the appliance. You want to be able to reach that valve without dragging the fridge out.
Yes. Moen MotionSense, Delta Touch2O and Kohler Sensate are all common in Vancouver kitchens. Sensor calibration is part of the install and we verify it before sign off. See the faucet installation page.
Water supply, drain hose to the disposal or a branch tee, and the air gap if the building requires one. The electrical hookup is normally done by an electrician or by the homeowner, and we sequence around that.
The dishwasher knockout on a new garburator. If nobody punches it out, the dishwasher drains into a sealed port and the machine backs up months later, long after everyone has forgotten who fitted what. We check it on every install.
Ten year workmanship warranty on our rough in and fixture install. Manufacturer warranties on the fixtures themselves are separate and we hand those over with the documentation at final inspection.
