How high water pressure shows itself

Why you need a PRV in Vancouver

City of Vancouver municipal water pressure varies wildly across neighbourhoods. Downtown and the West End run 80 to 110 PSI. Parts of Kitsilano, Yaletown and Olympic Village hit 110 PSI peaks. Hastings-Sunrise and Strathcona sit lower, around 60 to 80 PSI, but that is still above the 65 to 70 PSI sweet spot for fixture longevity.

A pressure reducing valve is a brass valve installed on the main supply line just inside the house. It cuts incoming high pressure down to a level you set, usually 65 to 70 PSI. Every fixture downstream of it, plus the supply lines, the hot water tank and the toilet fill valves, then runs at the safer pressure and lasts a lot longer than it would at 100 PSI and up.

Sizing the valve. Right sizing matters more than most people expect. An undersized PRV chokes flow when several fixtures run at once, so the shower drops off every time the dishwasher fills. An oversized one regulates less precisely and hunts around the set point. Standard Vancouver residential service is 3/4 inch copper or PEX off the meter, and most homes take a Watts 25AUB-Z3 in that size. Larger 1 inch services and commercial premises get a bigger Watts brass body sized to the incoming line and the fixture count behind it.

The expansion tank is not optional. A PRV turns the house into a closed system. Hot water expands, and in a closed system that expansion has nowhere to go, so the pressure spikes and beats up the temperature and pressure relief valve on the water heater. BC plumbing code requires an expansion tank whenever a PRV goes in. We fit a Watts DETA-12 on the cold feed to the tank as part of the install. Plenty of installers leave it out to bring their number down, and the water heater pays for it later.

Setting it. These valves ship from the factory at 50 PSI, which is too low for most Vancouver homes and leaves people wondering why the new valve ruined their shower. We adjust to 65 to 70 PSI, gauge test before the water goes back on, and leave it adjustable if you want it moved after you have lived with it.

Permit and paperwork. BC plumbing code requires a permit for any PRV install. We pull it under our own licence, book the City inspection, and email you the stamped certificate of work for the property file. That paperwork is what resale and insurance ask for, and it is the reason we do not do these off the books.

That is why we size it off your service line diameter and the fixture count behind it rather than fitting the same body in every house. Most Vancouver homes on a 3/4 inch service feel no drop in flow at all, just the end of the water hammer.

A Watts brass body lasts 15 to 25 years and regulates cleanly the whole time. The plastic valves sold at the big box stores last a fraction of that and regulate less precisely as they age, so the pressure creeps back up while you assume you are protected. We do not install plastic, and when we find one on a service call we tell you what it is.
