What Causes Burst Pipes in Vancouver
Vancouver pipes don’t burst as often as Prairie pipes – our winters are mild. But when they do, it’s almost always one of these five causes:
**Freeze events (December – February).** Most Vancouver burst pipe calls cluster around the 3-5 deep-cold snaps we get each winter, typically when overnight temps drop below -5°C for 48+ hours. **Aging Poly-B fittings (1978-1995 era homes).** Polybutylene plumbing degrades from chlorine in BC water. The original acetal plastic fittings fail first – usually at an elbow or tee inside a wall. What to Do BEFORE We Arrive (Critical First Steps)
Every minute of free-flowing water is more damage. Do these in order:
**1. Shut off the main water valve.** Usually in the basement at the front foundation wall, or in a utility closet on slab-on-grade homes. Quarter-turn ball valve: perpendicular to pipe = closed. Round handle valve: turn clockwise until tight. If you can’t find it, call us – the dispatcher walks you through it on the phone.
**2. Open all faucets.** Drains the residual water in the pipes faster. Hot AND cold sides on every faucet. Flush every toilet once. Drains the pressure that’s pushing water out the burst.
**3. Cut power if water is near electrical.** If water is pooling near an outlet, light fixture, or electrical panel, kill the breaker at the panel BEFORE you touch anything. Water + 120V = lethal.
**4. Move belongings out of the wet area.** Cardboard boxes wick water and become destroyed. Wood furniture warps in 2 hours of standing water. Move what you can to dry ground.
**5. Photograph everything for insurance.** Water level, affected belongings, the pipe burst itself (if accessible). Time-stamped photos before mitigation are worth thousands in claims. Most policies require you to mitigate immediately – photos prove you did.
