Why a hidden leak shows up far from where it started
A water stain on a ceiling can mean a leak twenty feet from where it is showing. Water follows joists, sheathing and drywall before it finally bleeds through and turns brown. By the time you see the stain, the actual source has been wet for a long while, and the framing and insulation around it are already saturated.
So the first job is not repair. It is location. Our diagnostic kit is acoustic listening discs that pick up the high frequency hiss of pressurised water escaping a pinhole, thermal cameras that find the warm trail of hot water lines under tile or hardwood and the cold trail of a cold water leak, pressure isolation manifolds that shut down the supply system section by section, moisture meters for behind drywall confirmation, and inspection cameras for cabinet voids and access ports.
The goal is to pin the leak to a hand span before any wall or floor opens. You get a written report and photos. We give you the bracket on the phone, confirm it on arrival, and only widen the scope after you have seen the problem on the meter or on the imaging screen.
Common Vancouver leak patterns. Pinhole copper supply leaks in 1970s to 1990s homes, driven by aggressive water chemistry and electrical bonding problems. Failed brass fittings on Poly B supply lines from 1978 to 1995 builds, which is a whole house risk, see our Poly B replacement page. Signs you have a leak you cannot see yet
Any one of these is enough to book a diagnostic. Two of them together and the framing is already wet.

Three main methods. Acoustic listening, where microphones pick up the high frequency hiss of pressurised water escaping. Thermal imaging, which reads the temperature contrast of wet drywall or a warm hot water line under a floor. And pressure isolation, where we shut the supply system down branch by branch to see which one bleeds. We usually cross confirm with at least two of them before anything opens.
Close enough that the access cut lands on the failure rather than near it. Acoustic and thermal together tighten it further. We mark the spot with painter tape and a laser pointer before any wall opens, so you can see exactly where the cut is going.
Yes. Thermal, acoustic and pressure isolation combined. The common ones in Vancouver are downtown and Yaletown condos with in slab radiant heat, plus some 1960s to 1980s slab on grade houses. We locate it first, then quote the repair options, which are a pinpoint chip out, a reroute that abandons the failed slab run, or a full repipe.
It depends on the policy and the failure mode. Sudden and accidental water damage, like a copper line that pinholes and lets go, is usually covered. Slow long term deterioration of an old pipe often is not. Our report is built to help your adjustor see the cause and the timing. We have worked with adjustors from Aviva, Intact, BCAA, Wawanesa, Square One and TD.
If a full diagnostic comes up empty you pay the trip charge only. It almost never happens. If water is leaving the supply system, these methods find where. If the problem turns out to be condensation or a drain rather than a supply leak, we will tell you that, and the repair path changes.
Both. Locate, cut the inspection window, repair the pipe section, dry the cavity to a meter reading, then patch and paint match. Quoted by access and pipe type. Plenty of customers take the report and shop it, and that is fine with us.
Smoke test. We introduce smoke into the drain system through a cleanout and watch where it escapes. It shows up at the failed seal, the broken joint or the cracked section. It is also the fastest way to settle a sewer gas complaint.
Yes, and it is included on every leak diagnostic. Timestamped photos, thermal imaging stills and a written cause and condition report formatted for adjustors. We will also do it as a standalone job if you already have a claim open and need the file.
One year workmanship warranty on Mamba labour. Materials carry their manufacturer warranty, so Type L copper is lifetime, PEX-A is 25 year, brass fittings are lifetime. The documentation is emailed at project completion.
Yes. Pre 1970 galvanised supply pipe in Strathcona and Hastings-Sunrise is regular work for us. Galvanised pinholes have a recognisable acoustic signature. We can pick up Poly B fitting failures the same way across the 1980s Burnaby and Surrey housing stock, and the long term fix is on our Poly B replacement page.
