Drainage and Plumbing in Gastown Vancouver

What Gastown owners and stratas are actually dealing with
Vancouver was incorporated in April 1886 and burned to the ground that June. One of the city’s first building bylaws answered the fire by requiring fireproof construction, which is why the whole neighbourhood is masonry. For a plumber that means solid walls, not stud walls. Chasing a line through a Gastown building means cutting brick, and it means knowing where the line goes before the first hole.
The lots make that harder. Two surveys meet at odd angles here and the shoreline cuts across both, so the parcels come out as wedges and the buildings were put up right out to the property lines. That is where the flatirons come from. It also means there is no standard front to street lateral geometry to assume. Hotel Europe at 43 Powell Street, six storeys on a triangular lot from 1909, was the first reinforced concrete structure built in Canada. Reinforced concrete is core drilling and rebar scanning, not a hammer and chisel.
Then there is the mix of who calls. Gastown’s boundaries overlap the Downtown Eastside and different blocks read as one or the other depending on who you ask. We work for strata councils in loft conversions, for restaurants and bars on Water and Carrall, for retail and office tenants upstairs, and for social housing operators. Those are four different jobs with four different access problems, and we quote them that way.
The pipe under your Gastown street
The City publishes every sewer main it owns, and Gastown reads differently from the rest of old Vancouver. Inside 250 metres of Water and Abbott the dataset returns 69 storm segments, 43 sanitary segments and only four combined. Every other pre-1914 neighbourhood we work in is still fighting the combined system. Gastown mostly is not. Two of the four leftovers sit under Trounce Alley, which the City resurfaced between November 2025 and May 2026.
What is down there matters more than how much of it there is. Six storm segments in that same ring come back as brick or brick and concrete, and reverse geocoding puts them on Cambie at Water, along Water Street, and along Alexander Street. Those two streets follow the original high tide mark of Burrard Inlet. The rain off your roof runs out to the inlet through masonry, one block north.
On the sanitary side, 25 of the 43 segments in the core are vitrified clay. Clay cracks at the joint and roots find the crack. The City names damage, age and tree roots as how groundwater and rain get into a sewer in the first place, along with roof and foundation drains that were wrongly connected to the sanitary line.
Above that pipe the surface is 1970s red brick pavers, not cobblestone, and the City says they are deteriorating. Council approved the Gastown Public Spaces Plan on 22 April 2026, and granite blocks, concrete unit pavers and clay bricks are what replaces them. Water Street also carries 58 public trees, and 14 of them are silver maple or cutleaf silver maple, the biggest a 76.2 cm trunk at 55 Water Street. Silver maple roots go looking for water and a cracked clay joint gives them somewhere to go.
The City has already answered this on its own pipe. Two storm segments in the core carry the material code for cured in place pipe, which means they were relined rather than dug up. Trenchless is not a sales pitch in Gastown. It is the method the City used here.

Because of what is above the pipe and what the pipe is made of. The surface is 1970s red brick pavers that the City has already booked for replacement with granite and unit pavers, and the storm main under Water Street and Alexander Street is brick. The City itself relined two storm segments here with cured in place pipe rather than digging them out. Relining or bursting keeps the heritage surface where it is.
You are responsible for the lines on your property up to where they meet the City’s connection. A licensed plumber can clean and inspect that whole run. Your contractor contacts the City for permits before the work starts and for the inspection when it is finished. Only the City or its agents touch the portion inside the road right of way.

Metro Vancouver’s grease interceptor bylaw wants the interceptor sized correctly, connected to every fixture that makes grease, and pumped out every 90 days or once solids and grease pass a quarter of the liquid depth. A jetting programme on the main keeps you inside that and keeps the kitchen open. We work after closing so you do not lose service.
