A sewer lateral – the pipe that carries waste from your house to the City sewer main under the road – has a finite lifespan. Pre-1970 Vancouver homes typically have clay tile or cast iron laterals that have crossed the 60-year mark. 1970s-1985 homes have vitrified clay or early cast iron. 1985-2005 homes often have black corrugated polyethylene that crushes under settling soil. Anything post-2005 is PVC and should be good for another 40-60 years.

Replacement (not repair) is the right answer when:

– Multiple failure points along the same lateral – bellies, offset joints, cracks, root intrusion – that no single CIPP liner or spot repair can solve cost-effectively
– The pipe has fully collapsed in one or more sections (CIPP needs a host pipe to invert into; no host means no liner)
– The lateral is significantly undersized for current fixture count (older 4-inch lines serving newer secondary suites or expanded bathrooms)
– Root infiltration has destroyed structural integrity along more than 30% of the length
– The pipe is illegally connected (combined storm/sanitary, broken P-trap at City connection) and the City has flagged it for correction
– Sinkholes are appearing above the line – active soil loss through pipe failures

**City Connection / Saddle Tie-In** – When the failure is at the property-line connection to the City main. Coordinated with City of Vancouver Engineering, traffic control plan filed, road permit pulled, asphalt restoration handled.

**Sewer Cleanout Installation** – Most pre-1985 East Van homes don’t have an accessible cleanout. We install one at the property line during any replacement job – mandatory for future hydro flushing and camera access. $1,200-$1,800 add-on.

Open-cut on-property runs $8,500-$18,000 for a typical 30-50 ft lateral. Trenchless runs $14,500-$28,000 for 50-70 ft including the City connection. Hybrid usually $12,000-$24,000. Add-ons: cleanout install ($1,200-$1,800), backwater valve ($1,400-$2,400), boulevard / road work ($4,500-$8,500).

**Do I need a permit?**
Yes – City of Vancouver Plumbing and Gas. We pull the permit under our licence and you get the final inspection signoff from the City inspector. No exceptions.

**Open-cut or trenchless – which is cheaper?**
On-property only (no road, no driveway, no mature trees, short run): open-cut is usually $4,000-$8,000 cheaper. Crossing sidewalk / boulevard / road / mature landscape: trenchless wins on total cost once road permits and asphalt restoration are added to open-cut.

**Will my lawn / driveway survive?**
Open-cut: lawn is dug up along the full trench, replaced with sod or seed at end. Driveway is broken if the lateral runs under it – we cut, replace, and patch concrete or asphalt. Trenchless: two small pits only (3×3 feet each), driveway and surface intact. We coordinate landscape and driveway repair into the original quote so there’s no second invoice.

**How long does it take?**
Open-cut: 1-2 days dig + 1 day inspection and restoration. Trenchless: 1 day install + half-day inspection. Plumbing is out for the dig day only – we schedule so the home is usable overnight.

**Do you do strata / multi-unit work?**
Yes – roughly 35% of our replacement work. Property manager coordination, AGM presentation of scope, certificates of service for insurance, overnight scheduling for occupied units. $5M general liability, full WCB.
