Need a shower repair in Vancouver?

The shower is the second most used fixture in the house and the one with the longest list of things that can go wrong. Cartridge, mixer valve, diverter, hand held hose, head, arm, drain, pan, grout, glass. Any one of them can fail and turn a Tuesday morning into a mess.

Around nine in ten of our shower jobs finish without breaking tile, worked cleanly through the front trim plate. That covers cartridge swaps, head replacements, diverter rebuilds and drain clears. The rest need behind the wall access, which means a failed valve body, a broken supply, a rotted pan or a drain leaking through the ceiling below. Those get a clean six by six inch access cut, a proper fix, and then either a chrome access panel or a grout matched patch done with a tile contractor.

This climate is hard on showers. Constant humidity, mineral buildup off the Capilano watershed and freeze and thaw swings in unheated basement suites all shorten cartridge life compared with a dry inland city. Moen Posi-Temp and Delta Multichoice cartridges give you 10 to 15 years in a Vancouver bathroom. Kohler Rite-Temp is similar. Grohe Grohtherm thermostatic units run 12 to 18 years if they are looked after. The brass bodied valves still sitting in Strathcona heritage homes and pre-1980 Hastings-Sunrise bungalows have lasted 50 years and more, but their cartridges want swapping every 8 to 10.

What the symptom is telling you

Cartridge failure is the single most common shower call we take. These are the tells.

  • A drip from the head after the lever is shut off, which is the cartridge no longer seating
  • A handle that has gone stiff, which means the cartridge is near the end and forcing it will damage the valve body
  • Hot and cold that have lost their range, or a shower that runs cold only or hot only
  • A temperature swing the moment somebody flushes a toilet elsewhere in the house
  • Water leaving the tub spout and the head at the same time, which is a failed diverter
  • A thermostatic valve that no longer holds temperature when another fixture opens
  • Brown spots, bubbling paint or sagging drywall on the ceiling under the bathroom
  • Standing water in the base of the shower, which means the clog is already past the trap

Valve body replacement

For a corroded body that will not take a new cartridge, common in pre-1990 buildings in Strathcona, Hastings-Sunrise and older Mount Pleasant apartments. Cut and replaced through a clean six by six inch access, then a chrome panel or a grout matched patch.

Diverter and thermostatic repair

Spout mounted or in wall three way diverter rebuilt through the trim plate. Thermostatic cartridge replacement on Grohe, Hansgrohe and Kohler HiTemp. Stops flow leaving the spout and the head together.

Pan and drain repair

Water test diagnostic on the pan, new pan liner in Oatey PVC or a full mortar bed with Schluter KERDI membrane, new drain assembly, re-tile. Timestamped photos and a written cause and condition report for the insurer.

Head, arm, hand held and slide bar

Head replacement including WaterSense certified 1.75 GPM options, arm swap, hand held hose and bracket, and slide bar installs as an accessibility upgrade.

Enclosure and threshold work

Dried out seals, a worn bottom sweep, sagging hinges. We handle the plumbing side, the pan re-grade, the threshold flashing and the weep hole check, and bring in a glass shop for frameless replacement.

Nine shower tips every Vancouver homeowner should know

  • Run the bathroom fan during the shower and well after it. Pacific humidity plus steam equals mould inside cartridges and behind tile if it never vents. Most of the bathroom mould we find in Mount Pleasant rentals traces back to an under vented fan.
  • Soak the showerhead in vinegar every few months. Unscrew it, leave it in white vinegar overnight, scrub the face with an old toothbrush, put it back. Full flow returns and the cartridge stops fighting the restriction.
  • Do not wait out a slow drain. Hair and soap scum build in the trap arm. Once you have standing water the clog is past the trap and into the branch line, which is a bigger job. Snake it preventively or fit a hair catcher.
  • Re-caulk the perimeter every five to seven years. Silicone gives up in this humidity, and failed perimeter caulk lets water past the tile into the wall cavity. That does more damage than a pan leak because nobody can see it.
  • Water test the pan before you finish a basement. Plug the drain, fill the pan with a couple of inches of water, mark the level with painter’s tape and leave it overnight. Any drop is pan failure. Find it before the drywall goes up, or before you list.
  • Get the house to 65 to 70 PSI. City pressure runs 80 to 110 PSI in a lot of Vancouver and that shortens the life of every cartridge in the building. A pressure reducing valve pays back across every shower and faucet you own.
  • A stiff handle is a warning, not a quirk. Keep forcing it and you turn a cartridge swap into a valve body replacement with an access cut and a tile repair attached.
  • Watch the ceiling under the bathroom. Brown spots, a sag in the drywall or paint starting to bubble are the early notice on a pan or valve leak. Looking up costs nothing and saves framing.
  • Put a hand held in an older bathroom. Easier cleaning, easier for kids and pets, lower fall risk for seniors. It is an aging in place upgrade buyers in 1980s Burnaby and Surrey bathrooms actually look for.
