Burst hot water tank. 40 to 60 gallons on the basement floor once the tank lets go. We carry replacements on the truck, 40 and 50 gallon, gas and electric.

Sewer backup. Sewage rising from the basement floor drain or the lowest toilet. We cable the immediate blockage to restore flow, then camera-scope the cause so there is a permanent fix plan rather than a repeat call.

Burst supply pipe. Usually frozen then thawed in winter, or pinholed old copper any time of year. Shut off the main, drain the system, cut and replace the failed section.

Sump pump failure during a storm. The pit fills, water backs up into the foundation, the basement starts to flood. We replace the pump overnight with a cast-iron Zoeller or Liberty unit. What counts as an emergency, and what happens when you call

The hot water tank ruptures at 11 PM Sunday. The toilet overflows during your Friday dinner party. The kitchen supply line bursts behind a wall while you are at work, and the cabinet has been soaking all day by the time you walk in.

Here is what we treat as an emergency, no argument on the phone. An active water leak, any volume, anywhere in the house. Sewage backing up in any fixture or floor drain. No hot water at all for a household with kids or seniors. No cold water at all. A burst pipe, frozen or otherwise. A failed sump pump during atmospheric river weather. A gas smell near plumbing fixtures, where we coordinate with FortisBC for the gas side. And any flooding event, whatever the source. If water is going somewhere it should not, that is the call.

First, live dispatch picks up. A real person takes the address, what is leaking or failing, and where your main shut-off is, then gives you a real arrival window on the call. If water is actively gushing, dispatch walks you through finding and closing that main shut-off while the truck is on the way. It is usually in the basement on the incoming line. Go and find yours before you ever need to make this call.

Then the truck rolls. Dispatch confirms which plumber is responding and passes your contact details across. If you have to step away for work, kids or sleep before they arrive, dispatch coordinates access with you.

Then we stop the bleed. The plumber walks the situation, separates the immediate fix from the longer term repair, and gives you the price bracket.
