An average Vancouver home cycles its main toilet 25 to 30 times a day. That is roughly ten thousand flushes a year. Every flapper, fill valve, wax seal and supply fitting in that bowl is wearing under that load, and they all fail in their own way.
We work on every kind of toilet this city has. A fill valve swap on a 2024 Toto in Olympic Village. A floor flange rebuild in a 1962 Hastings-Sunrise bungalow where the cast iron flange has rotted down into the subfloor. A 1920s Strathcona row house where the flange is buried under three layers of subfloor. A 1970s Vancouver Special on Knight Street with the rough in set at 11.5 inches from the wall, which is non standard, so finding a bowl that actually fits matters more than the brand on it.

What each symptom is actually telling you about the fixture.
- A clog a plunger will not clear usually sits past the trap arm in the branch line, so we snake with a hand held Ridgid K-1500 or pull the bowl and clear from the flange
- The same toilet clogging more than twice a year means something structural downstream, a belly, a root, an offset joint, and snaking will never fix it
- A worn flapper drops 200 to 400 gallons a day into the bowl, and most homeowners do not notice for months
- A phantom flush, where the tank refills on its own, is the flapper telling you it is nearly gone
- Wobble at the base means the closet flange has broken or the wax seal is finished, and pre-1980 Vancouver homes usually have a rusted out cast iron flange under there
- A drip at the joint between tank and bowl is a failed sponge gasket, not the tank
- Weeping at the shut off valve is the old multi turn brass angle stop, and most of those will not fully close when you need them to
- A hairline crack in the porcelain only ever gets bigger, so that one is a replacement

- Test the flapper with food colouring. Drop dye in the tank and leave it. If colour bleeds into the bowl before anyone flushes, the flapper is leaking and it is costing you every month at Metro Vancouver rates.
- Flushable wipes are not flushable. They do not break down the way paper does. They gather at the trap arm and at the property line connection, so the clog forms well past anything a plunger can reach.
- Replace the wax seal every eight to ten years, before it fails. A cheap ring now beats a subfloor repair later. Wax degrades, the flange shifts, and the leak runs into the joists where you cannot see it.
- Switch to braided stainless supply lines. Rubber supply lines let go without warning and flood a bathroom. It is the cheapest insurance in the house.
- A wobbling toilet is not a cosmetic problem. The seal has failed or the flange is broken and water is going under the floor on every flush. Joist rot follows quickly in a Vancouver bathroom.
- Do not ignore a phantom flush. If the tank hisses or refills on its own with nobody in the room, the flapper is close to full failure.
- Keep in tank cleaner tablets out of the tank. The blue and green pucks corrode the rubber inside. Flapper, fill valve and gasket all die twice as fast. Bowl cleaner belongs in the bowl.
- Get the house down to 65 to 70 PSI. City pressure runs 80 to 110 PSI in parts of Vancouver and high pressure shortens the life of every fill valve you will ever own. A pressure reducing valve pays for itself across the whole house.
- Two clogs at one toilet in a year means scope the line. A belly, a root or an offset joint is doing that, and a camera tells you whether the answer is a hydro jet, a spot repair or a lateral replacement.

Everything else, clogs, runs, leaks, flange trouble, is a repair almost every time. You get the honest answer in writing.

Yes. Metro Vancouver runs a rebate for swapping a pre-2014 toilet for a WaterSense certified 4.8L model. We do the rebate paperwork as part of the install at no extra charge and the cheque is mailed to you directly.
Assume the subfloor under it is wet. We pull the toilet, expose the flange and the surrounding subfloor, dry it out or cut out the rot, install a new flange and seal, then reset the bowl. What the subfloor looks like once it is open is what drives the final number.
Three usual causes. A dry P-trap, fixed by running water in that bathroom regularly. A failed wax seal, where the smell goes the moment the new ring is in. Or a blocked vent stack, which means going up on the roof or scoping it. A diagnostic visit narrows it to one.
One year workmanship warranty on repair work. Parts carry the manufacturer warranty, typically 5 years on Korky and Fluidmaster fill valves, 5 to 10 years on Toto and Kohler tank components, and lifetime on American Standard Champion flush valves. If a repair fails inside the window we come back at no charge.
Repeat clogs at one fixture point downstream, not at the toilet. We camera the branch line and the main lateral to find the belly, the offset joint or the root intrusion doing it. Snaking the symptom does not buy you much. Our drain cleaning service covers the hydro jetting side of that fix.
Most modern bowls are built for a 12 inch rough in, measured from the centre of the waste pipe to the finished wall. Pre-1980 Vancouver Specials and some 1960s East Van bungalows run 10 or 14 inches. We measure before ordering and source in the right rough in. Kohler Cimarron, Toto Drake and Niagara Stealth all come in 10 and 14 inch versions.
