What Trenchless Means in Vancouver
Old-school water line replacement meant digging an open trench from the city water main at the curb all the way to the house. In Vancouver that’s typically 25-65 feet of trench across driveway, lawn, garden, sometimes through mature root systems and irrigation. Excavation alone runs $4,000-$8,000 before any pipe goes in, plus another $3,000-$7,000 to restore the landscaping and driveway.
Trenchless replacement skips most of that. We dig two small access pits – one at the city stop valve near the property line, one at the house entry point. We pull a new HDPE or copper line through the path of the old one using a hydraulic bursting head that fragments the existing pipe outward while drawing the new pipe in behind it. Total open ground: roughly 6 feet of pit at each end. Driveway and lawn between stay intact.
The same technique applies to sewer lateral replacement. CIPP (cured-in-place pipe) lining inserts an epoxy-impregnated felt sleeve into the existing pipe, inflates it, and cures it into a structural pipe-within-a-pipe. No digging at all for the run between the cleanouts. Useful when the existing pipe is structurally OK but cracked, jointed, or root-invaded.
For Vancouver homeowners with mature landscaping, finished driveways, City of Vancouver street-cut permits, or City sidewalk involvement, trenchless typically saves $6,000-$15,000 vs. open trench – and the total project time drops from 3-5 days to 1-2 days.

Lead Service Line Replacement
Many pre-1950 Vancouver homes still have lead service lines running from the city water main to the house. Lead in drinking water is a documented health risk, especially for children. The City of Vancouver operates a lead service line replacement program with cost-sharing for eligible properties.
The City typically replaces the public-side portion (curb stop to the main) at no cost to the homeowner. The private-side portion (curb stop to the house) is the homeowner’s responsibility. Trenchless replacement on the private-side using pipe bursting or pull-in-place keeps your front yard, walkways, and driveway intact while installing modern Type-K copper or HDPE service line.
Typical Vancouver lead service line replacement, homeowner portion, trenchless: $4,500-$8,500 depending on length and ground conditions. We coordinate with the City of Vancouver inspection schedule so private-side and public-side work happen back-to-back and water is restored same day in most cases.
We’ve handled lead replacements across Hastings-Sunrise, Strathcona, Grandview-Woodland, and Mount Pleasant – the East Van neighborhoods with the highest concentration of pre-1950 service lines.

Trenchless Sewer Lateral Repair (CIPP Lining)
CIPP – cured-in-place pipe – is the no-dig sewer lateral fix. We push an epoxy-impregnated felt sleeve through the existing lateral, inflate it with air or steam, and cure the resin in place. Cure time is typically 4-6 hours. When done, you have a structural pipe inside the original pipe – smooth wall, sealed joints, no root-entry points.
We use Hammerhead and Insituform-style liner systems for Vancouver work. Liner is rated for 50+ year service life in most ground conditions. Cured liner reduces the pipe’s interior diameter by about 1/4″ – rarely an issue for residential laterals.
CIPP works best on pipes that are structurally intact but cracked, root-invaded at joints, or scaled. It does NOT work on collapsed lines, bellies (sagging sections that hold standing water), or pipes with offset joints greater than ~1/2″. We scope on camera first to confirm CIPP is the right method; if it’s not, we’ll quote pipe bursting or open-trench replacement instead.
Typical Vancouver residential CIPP sewer lateral, 30-60 feet: $4,800-$8,900 including before-and-after camera footage. Most jobs complete in one day with sewer back online same evening.
Trenchless Services We Offer
Pipe Bursting (Water Service Line)
Replace failed copper, galvanized, or lead water service line with new HDPE or Type-K copper. Hydraulic bursting head fractures the old pipe outward while pulling new pipe in behind it. Two access pits, no driveway demolition. Typical: $5,400-$11,500 for residential service line depending on length and ground.
CIPP Sewer Lining
Cured-in-place pipe for sewer lateral repair. Epoxy-impregnated felt sleeve pushed through existing pipe, inflated, cured to structural pipe-in-pipe. No digging. Best for structurally-intact pipes with cracks, root intrusion at joints, or scaling. $4,800-$8,900 typical for 30-60 foot residential lateral.
Pull-in-Place Liner (Spot Repair)
For a single failed section in an otherwise good lateral. Short epoxy liner sleeve pulled into the damaged section only and cured in place. Saves cost vs. full liner. $1,800-$3,400 for typical spot repair.
Lead Service Line Replacement
Pre-1950 Vancouver homes with lead service lines. Private-side trenchless replacement coordinated with City of Vancouver public-side work. $4,500-$8,500 homeowner portion. Eligible properties qualify for City of Vancouver lead replacement program cost-sharing.
Galvanized Service Line Replacement
Pre-1960 Vancouver galvanized supply lines internal-corroded to less than 25% of original diameter. Trenchless burst to HDPE or copper. Restores full pressure throughout the house immediately. $5,400-$10,500 typical. See also whole-house galvanized repipe for inside-the-house piping.
Camera Inspection Before & After
Every trenchless project starts with a camera scope to verify the existing pipe is a candidate for trenchless method – and ends with a post-work scope to confirm structural integrity. Both videos delivered to you as MP4 the same day.
Why Vancouver Homeowners Choose Trenchless
No Driveway Demolition
Open-trench replacement on a typical Vancouver lot means breaking 20-30 feet of concrete driveway. Trenchless leaves the driveway untouched. Saves $3,000-$7,000 in restoration costs and two extra weeks of disruption.
Mature Landscaping Stays Intact
30-year-old hydrangeas, established lawns, irrigation systems, decorative pavers – all stay in place. Two small access pits, restored in a day. Open trench across a mature yard takes a season to look right again.
One- to Two-Day Project Time
Pipe bursting on a typical 45-foot Vancouver water service line: 6-9 hours start to finish. CIPP sewer liner: same day, sewer back online same evening. Open-trench equivalent: 3-5 days plus city sidewalk permit waits.
Same-Day Water Restored
We schedule trenchless water line replacements to complete inside one daylight shift so you have water back on by dinner. Open trench replacements often run multiple days with bottled-water gaps in between.
Vancouver Trenchless Price Ranges
Recent Vancouver brackets:
Trenchless water service replacement (45 ft typical): $5,400-$11,500 in HDPE or Type-K copper. Includes two access pits, pull, hydrostatic test, City of Vancouver inspection, restoration.
Lead service line replacement (homeowner side, trenchless): $4,500-$8,500. Cost-shareable with City of Vancouver lead replacement program for eligible properties.
CIPP sewer lateral (30-60 ft residential): $4,800-$8,900 including before-and-after camera footage.
Pull-in-place spot liner (5-12 ft section): $1,800-$3,400.

Open-trench equivalents typically run 30-60% higher once restoration is factored in. We quote both side-by-side so you can compare apples to apples.
Save the driveway. Save the lawn. Get the new line in by dinner.
9 Things to Know About Trenchless Replacement in Vancouver
- Not every failed line is a trenchless candidate. Collapsed pipes, severe bellies, and offset joints over 1/2″ usually need open-trench replacement. Camera scope tells us which method fits.
- Trenchless still requires two access pits. Roughly 4’x4’x4′ at each end of the run. Pits are restored within the project; the rest of the yard stays intact.
- Pipe bursting works on water service AND sewer lateral. Same hydraulic head, different size. Useful for cast iron, clay tile, galvanized, lead, and old copper.
- CIPP doesn’t reduce flow noticeably. The cured liner takes about 1/4″ off the inside diameter of a 4″ lateral. Residential flow rates don’t notice.
- Lead service line replacement may qualify for City cost-sharing. City of Vancouver replaces the public-side portion at no cost to homeowner for eligible properties. We coordinate.
- Trenchless saves the most money where restoration is expensive. Concrete driveways, stamped patios, mature landscaping, decorative pavers – the harder it is to restore, the bigger the trenchless cost advantage.
- City sidewalk permits are required for street-side work. Open trench across a city sidewalk needs a sidewalk permit and may need traffic control. Trenchless usually avoids the city sidewalk entirely with a pit just inside the property line.
- HDPE vs copper for water service: HDPE is flexible, freeze-tolerant, no corrosion, cheaper. Type-K copper has 100-year track record and traditional resale value. We’ll quote both with pros/cons.
- Get a camera scope before commiting to trenchless. If the pipe has structural issues that disqualify CIPP or bursting, you want to know before you’ve paid for the project. The scope is the cheapest part of the decision.
Frequently Asked Questions
Pipe bursting on a typical 45-foot Vancouver water service line: 6-9 hours start to finish, water back on by evening. CIPP sewer liner: same day, sewer back online by evening. Lead service line replacement coordinated with City: typically full day project.
Two small access pits (about 4’x4’x4′) at each end of the line. Everything in between stays intact. Pits are restored same day. Open-trench equivalents would dig the entire run.
Usually yes, once restoration costs are included. The trenchless project itself can be similar or slightly higher than open-trench excavation alone, but open-trench requires concrete driveway re-pour, lawn restoration, irrigation repair, and city sidewalk permit costs. Net savings typically 30-60%.
No. Collapsed pipes, severe bellies (sagging sections), and offset joints over 1/2″ usually need open-trench. We camera-scope first to confirm trenchless will work. If it won’t, we tell you upfront and quote open-trench instead.
HDPE water service: 50-year manufacturer warranty on pipe, 10-year workmanship warranty on Mamba install. Type-K copper: 50-year typical service life. CIPP liner: 50-year manufacturer warranty on cured liner. All warranty documentation emailed at project completion.
Yes. City of Vancouver (or Burnaby, Richmond, New West, Surrey, Delta) plumbing permit for service line work. We pull the permit, coordinate the inspection, and produce a stamped certificate. Cost included in quote.
Yes. Pre-1950 Vancouver homes often have lead service lines. City of Vancouver runs a lead replacement program with cost-sharing for eligible properties. We handle the homeowner-side trenchless replacement and coordinate with City for the public-side. $4,500-$8,500 typical homeowner portion.
Trenchless usually avoids the city sidewalk entirely – we set the pit just inside the property line. If open trench is required across the sidewalk, we pull the sidewalk permit, coordinate traffic control, and handle the concrete patch with the city’s approved contractor.
Pre-1950 Vancouver homes are the highest-risk. Visual: lead is soft gray, slightly bendable, magnet won’t stick. Galvanized: silver-gray, hard, magnet sticks. Copper: pink-orange. If you’re unsure, we test the visible portion in the basement and confirm the buried portion with the City of Vancouver service records.
