Vancouver Floor Drain Cleaning

Floor drains are the safety valves in basements, garages, mechanical rooms, and commercial kitchens. When the washing machine overflows, when the water heater leaks, when atmospheric river water comes through the foundation, the floor drain is what keeps the room from flooding.

But floor drains clog. Sediment, lint, pet hair, soap residue, dropped objects – all collect in the P-trap and eventually block flow. By the time you discover the clog, water has already started pooling on the floor.

Common Vancouver floor drain locations:

Basement floor drains. Standard in most Vancouver basements built since 1960. Collects water from washing machine overflow, water heater leaks, foundation seepage. Clogs from lint and laundry detergent residue. Snake or jet clear $189-$329.

Garage floor drains. Some Vancouver homes have garage floor drains for car wash water and snow melt. Clog from sediment and oil residue. Snake clear $189-$329, occasionally hydrojet $549-$889 for hardened sediment.

Commercial mechanical room drains. Boiler room, water heater room, parkade. Industrial-use clogs often need hydrojet plus pressure-test of the discharge lateral. $389-$789.

Restaurant kitchen floor drains. FOG buildup combined with food debris. Quarterly hydrojet cleaning typical. See also hydro jetting service.

Phones answered 24/7 at (778) 961-0824. Standard arrival 30-60 minutes inside Vancouver and Burnaby.

Diagnosis & Cleaning Process

Start with the trap. Floor drain P-traps are accessible from above through the grate. We pull the grate, hand-clean accumulated debris from the trap, vacuum sediment if applicable, restore the water seal (P-trap needs water to block sewer gas – if the floor drain hasn’t been used in months, the trap may be dry).

If hand cleaning doesn’t restore flow, snake the discharge line. Ridgid K-1500 hand snake reaches 25-50 feet downstream of the trap. Clears most residential floor drain blockages in 15-30 minutes.

If snaking doesn’t clear, hydrojet at 4,000 PSI. Scrubs scale and buildup off the discharge line walls. See hydro jetting page.

Camera scope for repeat clogs. If the same floor drain clogs more than once a year, there’s a structural issue downstream – belly, offset joint, root intrusion. We camera-scope to identify and quote the appropriate fix.

Backwater valve consideration. If your floor drain has backed up during atmospheric river events with sewer surcharge, you need a backwater valve on the main lateral, not just floor drain cleaning. The cleaning doesn’t prevent City sewer backup; the backwater valve does.

Sewer gas issues. If the floor drain smells but isn’t backing up, the P-trap is probably dry (water seal evaporated). Pour a quart of water down it monthly to maintain the seal. We diagnose and recommend the right fix.

Drain Cleaning Before

Commercial & Restaurant Floor Drains

Commercial floor drains see heavier use and clog faster than residential.

Restaurant kitchens. FOG (fats, oils, grease) plus food debris fill floor drains and the discharge lateral fast. Quarterly hydrojet cleaning typical for active restaurant kitchens. $549-$889 per session. Maintenance contracts available – see drainage maintenance.

Parkade mechanical room drains. Boiler room, sprinkler valve room, water heater closet, garbage room. Annual cleaning typical. $389-$589 per visit.

Strata building common-area floor drains. Trash room, mechanical rooms, parkade. Semi-annual or annual cleaning typical for strata buildings.

Commercial kitchen grease trap interactions. Floor drains tie into the same discharge lateral as the grease trap in most commercial kitchens. If the grease trap is full, the floor drain backs up too. We coordinate with the grease trap pumping company for scheduling.

Documentation included on commercial visits: certificate of service emailed within 24 hours, photo log, written cause-and-condition report. Useful for health code, strata records, insurance audits.

Multi-site portfolio pricing for property management companies. 15-25% lower per-site rates on annual contracts.

9 Floor Drain Tips for Vancouver Property Owners

  1. Pour water down floor drains monthly. Maintains the P-trap water seal that blocks sewer gas. Drains that aren’t used regularly develop dry traps and smell.
  2. Clean the grate quarterly. Lift the grate, vacuum debris from above, restore. 2-minute task that prevents 80% of basement floor drain clogs.
  3. If the same drain clogs annually, scope it. Repeat clogs mean structural issues downstream. Camera scope identifies the cause – belly, offset, root intrusion.
  4. Basement floor drains aren’t a sewer-backup solution. If the issue is City sewer surcharge during atmospheric rivers, you need a backwater valve, not just drain cleaning.
  5. Restaurants – quarterly jet, no exceptions. FOG accelerates fast. Quarterly hydrojet beats emergency-during-service every time.
  6. Don’t dump grease, paint, or chemicals down floor drains. Routes to the sanitary sewer. City of Vancouver bylaws prohibit, plus it solidifies in the trap arm.
  7. Lint trap on washing machine drains. Catches lint before it hits the floor drain. $4 mesh sock, slips onto the discharge hose.
  8. Garage floor drains need sediment vacuum annually. Driveway sediment, road salt residue, oil drips. Annual vacuum prevents clog formation.
  9. Document maintenance for insurance. Certificates of service emailed within 24 hours – useful for restaurant insurance, strata records, commercial property compliance.

Frequently Asked Questions

30-60 minute response inside Vancouver and Burnaby. Most residential floor drain clogs cleared in 30-60 minutes on-site. Total: 1-2 hours from call to flow restored.

Usually a dry P-trap. The water seal in the trap evaporates if the drain isn’t used regularly. Pour a quart of water down it – if smell goes away, that was the issue. If smell persists, there’s a venting issue or actual sewer leak.

Indicates City sewer surcharge pushing back into your property. Snaking the floor drain doesn’t solve this. You need a backwater valve on the main lateral. $1,489-$2,989 install plus unlocks the sewer backup endorsement on your insurance.

Yes for most calls. 30-60 minute response inside Vancouver and Burnaby. Commercial overnight work scheduled around tenant operations.

Quarterly hydrojet for active commercial kitchens. FOG plus food debris fills the trap and discharge lateral fast. Quarterly maintenance contracts $1,989-$3,489 annual.

Snaking cuts a tunnel through the clog. Hydrojetting scrubs the entire pipe wall back to bare. Hydrojet typically buys 3-5x longer service vs. snake alone.

Yes for repeat-clog situations. Identifies belly, offset joint, root intrusion – the structural causes that snaking doesn’t fix. $229-$389.

Floor drains often tie into the same discharge lateral as the grease trap. If grease trap is full, floor drain backs up too. We coordinate with grease trap pumping for scheduling.

Yes – quarterly for restaurants, semi-annual for strata common areas, annual for retail/office. Tiered multi-site pricing for property management companies.
