When You Need a Sewage Ejector Pump in Vancouver

A sewage ejector pump lifts wastewater from below-grade fixtures up to the main sewer lateral. Required for any plumbing fixture that sits below the City sewer service line – common in Vancouver basement suites, finished basements with full bathrooms, and basement laundry rooms in older homes.

Different from a sump pump. Sump pumps move groundwater from a sump pit to discharge. Sewage ejector pumps move actual wastewater (gray water plus black water from toilets) from a sealed pit to the sanitary sewer. Different pump design, different pit sealing, different code requirements.

Common Vancouver applications:

Basement suite. Full bathroom (toilet, sink, shower) plus kitchen plumbing below the main sewer line. Ejector pump in a sealed pit handles all the suite’s wastewater. Permit and inspection required.

Finished basement with full bath. Standard upgrade in 1960s-1980s Vancouver homes that originally had unfinished basements. Adding a basement bathroom requires either gravity drain (if elevation permits) or an ejector pump.

Pit Construction, Pump Install, Discharge Tie-In

If a sewage pit doesn’t already exist, we excavate one. Standard pit dimensions 24″x36″x36″ for a single-bathroom application. Pit liner is a sealed plastic basin (Stonyhurst or Polylok) – sewage pits require sealed covers to contain sewer gas, different from sump pits which can be open.

Pump install. Cast iron sewage-rated pump sized for the application. 1/2 HP residential, 3/4 HP for higher-volume residential, 1 HP+ for commercial. Float switch positioned for proper cycle timing. Check valve on the discharge line to prevent backflow when pump shuts off.

Discharge tie-in. 2″ (residential) or 3″ (commercial) Schedule 40 PVC discharge line from pump to the sanitary sewer connection point. Air gap or vent connection per BC plumbing code. Must rise to invert elevation above the sewer line, then tie in with a Y-fitting.

Electrical. Dedicated 20-amp circuit with GFCI protection. We coordinate with the electrician or recommend one – some installs include the electrical, some require separate trade.

Permit and inspection. BC plumbing code requires City of Vancouver permit for any new sewage ejector install. Rough-in inspection before backfilling the pit and discharge line, final inspection after install completion. Stamped certificate of work for the property file.

Alarm and backup considerations. Many sewage ejector installs include a high-water alarm (alerts you if the pit is filling without the pump activating). Annual maintenance. We open the pit cover, inspect the float switch, vacuum sediment from the pit bottom, test the pump cycle with a bucket of water. $169-$249 standalone, or included in drainage maintenance contracts.

Common failures we diagnose:

Pump won’t activate even when pit fills. Failed float switch (most common, $189-$289 replacement), failed pump motor (replace pump $1,289-$2,189), or stuck check valve.

Pump runs constantly. Pit float stuck in the up position, or pump can’t keep up because the discharge is blocked. Diagnose and fix.

Backup into the suite. Check valve failed – pit empties into the basement when the pump shuts off. $329-$489 check valve replacement.
