Kitchen Renovation Plumbing in Vancouver
Kitchen renovations almost always include plumbing work. Moving the main sink, adding a prep sink island, switching from electric to gas cooking, adding a dishwasher where there wasn’t one, installing an ice-maker water line, upgrading to a touchless faucet. All of this requires plumbing rough-in (the supply lines and drain pipes inside the walls and under the floor) before the cabinets and countertops go in.
Common Vancouver kitchen reno plumbing scopes:
Main sink relocation. Moving the kitchen sink 4-12 feet during a kitchen redesign. New supply line routing (hot and cold), new drain routing with proper slope to the existing branch, new shut-offs. $1,289-$2,489 plumbing portion.
Island with prep sink. Adding an island with a second sink. Needs supply lines and drain run under the floor to the island location. May require new vent connection. $1,489-$2,989 plumbing portion.

Full kitchen gut-and-remodel. Complete plumbing reroute – all supply lines, all drains, new fixtures, gas line work, possibly upgrading from galvanized supply to PEX. $3,489-$7,989 plumbing portion. Often combined with pipe replacement.
City permits required. We pull permits, schedule rough-in and final inspections, produce stamped certificate of work.
Rough-In Phase - Supply, Drain, Gas
Plumbing rough-in happens after framing and before drywall closes. Done wrong, you’ll be opening walls after the kitchen is finished to fix issues – expensive and frustrating.
Main sink rough-in. Hot and cold supply stub-outs at proper height (typically 21″ AFF for single-handle, 18″ for under-counter cold-only for filter taps). Drain stub-out centered under sink location. Vent connection per BC code (most kitchen islands need separate vent runs).
Island sink rough-in. Drain under the floor running back to the existing branch with proper slope (minimum 1/4″ per foot). Vent line up through the cabinet to the existing vent stack, or AAV (air admittance valve) where code allows. Supply lines through the floor or wall.
Dishwasher rough-in. Hot water supply line to dishwasher location (typically right of the sink), 1/2″ copper or PEX-A. Drain hose tie-in to garburator side inlet or branch tee on the P-trap, with air gap if strata requires.
Garburator rough-in. Disposal mount on the sink basket, electrical outlet under the sink (some installers route through the cabinet wall), discharge tube to P-trap. See garburator installation.
Gas line rough-in. Certified gas fitter routes gas pipe to cooktop location. Black iron with shut-off valve within reach of the appliance. Pressure-tested at 1.5 PSI for 15 minutes per BC code before activation.
Ice maker line. 1/4″ PEX-A or copper from cold supply to fridge location, shut-off valve in adjacent cabinet for accessibility.
Rough-in inspection by City of Vancouver before drywall closes. We schedule, walk through with the inspector, address any code issues immediately.
Fixture Install Phase + Final Inspection
After tile/backsplash, after counters install, before paint touch-up, we do the fixture install phase.
Sink install. Drop-in, under-mount, or apron-front sink set with proper silicone perimeter seal. Coordinated with countertop installer for cutout. See kitchen sink page.
Faucet install. Kitchen faucet (Moen, Delta, Kohler, Brizo, Grohe, Hansgrohe), touchless calibration if applicable, side spray or filter tap. See faucet installation.
Garburator install. InSinkErator or Waste King. Mount, dishwasher knockout punch verified, discharge to P-trap. See garburator installation.
Dishwasher hookup. Connect water supply, drain hose to disposal or branch tee, electrical hookup (separate electrician or homeowner).
Ice maker hookup. Connect water line to fridge, test ice production over 24-48 hours.
Gas cooktop / range hookup. Connect gas appliance, leak-test, light pilot or commission. Coordinated with appliance delivery.
Final inspection. City of Vancouver plumbing inspector verifies code compliance on all rough-in plus finish work. Pass the inspection, certificate of work issued, project signed off.

9 Kitchen Renovation Plumbing Tips
- Lock the kitchen layout before plumbing rough-in. Moving a sink 4 feet after framing is much more expensive than before.
- Plan for gas if you’re switching cooking type. Electric-to-gas conversion needs new gas line, City permit, FortisBC coordination. Plan in rough-in, not after.
- Upgrade supply lines during reno. If you have Poly B or galvanized, the reno is the perfect time to upgrade. Marginal cost during reno vs. standalone repipe.
- Verify dishwasher knockout on disposal install. #1 install mistake – skip the knockout punch, dishwasher backs up six months later. We check every install.
- Air gap for dishwasher in some stratas. BC code requires air gap or high-loop for dishwasher discharge. Some strata buildings require physical air gap (a small fixture on the counter). Confirm strata requirements.
- Ice maker water line shut-off in adjacent cabinet. Don’t bury the shut-off behind the fridge – 30 seconds of pulling the fridge out becomes 30 minutes during a leak.
- Get the certificate of work. Stamped certificate from City inspection is valuable at resale. We email within 24 hours of final inspection.
- Coordinate fixture timing with GC. Sink and faucet install happens after tile and counters, before paint. Wrong timing causes scratches on new finishes.
- Plan for under-sink space. Garburator plus filter tap plus soap dispenser plus shut-offs plus supply lines – under-sink space fills fast. Plan during cabinet design.
