Drainage & Plumbing in Metrotown Burnaby

If you need a plumber or drainage service in Metrotown Burnaby, this page is for you. Burnaby's downtown is one of the most densely developed areas in the Lower Mainland, and it sits on top of some of the oldest residential infrastructure in South Burnaby.

Metrotown runs from Boundary Road east to Royal Oak Avenue, and from Kingsway south to Imperial Street. Behind the towers along Kingsway and Central Boulevard are entire blocks of older single-family homes on Willingdon Avenue, Nelson Avenue, and the residential streets of Maywood and South Slope. Many of these homes date to the 1950s and 60s and still have original clay perimeter drains and cast iron stacks. The mix of aging housing and dense condo development on old shared sewer laterals makes drain blockages and pipe failures extremely common here.

When Metrotown homeowners and strata managers search for drainage in Vancouver or a plumber near Metropolis at Metrotown or Central Park, they need someone who shows up fast and gives a straight answer. Ryan and the Mamba Drainage Services team work throughout Metrotown and the surrounding South Burnaby corridor including South Slope and Collingwood. We camera the line before quoting on anything. Call (778) 961-0824 for same-day service, no travel fees.

What We See Here

What Metrotown Homeowners Are Dealing With

Metrotown has two very different types of housing with two different sets of drainage problems. The older houses in Maywood and South Slope have the same aging infrastructure issues as anywhere in South Burnaby. The condo buildings along Kingsway have their own shared lateral and stack problems. Here is what we find when we camera lines in this area:

  • Overloaded shared sewer laterals near Kingsway. The older shared lateral lines serving properties along Kingsway and the side streets off Willingdon were designed for much lower density than what is there today. When multiple units share an old line that was never upgraded, blockages and backups happen regularly. If every drain in the building backs up at once, this is almost always the cause.
  • Failed clay perimeter drains in Maywood and South Slope. The older single-family homes in Maywood and South Slope between Imperial Street and Rumble Street have original 1950s and 60s clay drain tile. Most of it is cracked, crushed, or full of sediment at this point. Wet basements every fall is the result. We cover South Slope regularly and the problems there are consistent — see our South Slope page for more detail.
  • Root intrusion from Central Park trees. Central Park's 90 acres on the western edge of Metrotown means large tree root systems extending into surrounding residential streets along Patterson Avenue and the park perimeter. Properties within a few blocks of the park see root intrusion into older clay and cast iron drain lines regularly.
  • Poly-B supply pipes in 1980s and 90s low-rises. A lot of the older low-rise buildings in Metrotown were built during the poly-B era. Those pipes are past their reliable lifespan and fail suddenly, usually inside a wall. See our pipe replacement page for what a re-pipe involves.
  • Sump pump failures in South Slope. Properties in South Slope sit at lower elevation and deal with groundwater pressure in fall and winter. When sump pumps fail here during heavy rain the basement floods fast. We replace failed pumps same day and install battery backup units.
  • Corroding cast iron stacks in older condo buildings. Older condo buildings along Nelson Avenue and Royal Oak Avenue have cast iron drain stacks that have been corroding from the inside for decades. Slow drains throughout a unit and a sewer smell are the warning signs.

Questions

Frequently Asked Questions

In older Metrotown condo buildings the most common cause is a corroding cast iron drain stack or a dried-out floor drain trap. Both let sewer gas into the unit. Sewer gas contains hydrogen sulfide and should not be ignored. Call us and we will find the source quickly. It is usually fixable in a single visit without major work.
Older homes in Maywood and South Slope typically have original clay perimeter drains from the 1950s and 60s. After 60 plus years those drains are cracked or collapsed. Groundwater builds up against the foundation with nowhere to go. We camera the perimeter and show you exactly what condition the drains are in before we quote anything.
Yes. The large trees in Central Park and along Patterson Avenue have extensive root systems. Properties within a few blocks of the park perimeter see root intrusion into older clay and cast iron drain lines regularly. Slow drains and a gurgling toilet when the sink runs are the first signs. A camera inspection confirms it immediately.
Yes. We understand how strata repair processes work and provide written reports and documentation that strata councils need to approve work. We deal with both individual unit owners and strata managers directly. Call (778) 961-0824 and we will walk you through the process.
Not necessarily all at once. We camera the stacks and tell you which sections are still serviceable and which are close to failing. You can phase the work if needed. We give you an honest picture so you can plan ahead instead of dealing with emergency repairs.
Often yes. We use trenchless pipe lining and pipe bursting where site conditions allow. In dense Metrotown properties where excavation is expensive and disruptive, trenchless is usually the right call. We tell you which method makes sense for your property before any work starts.
Zero extra fees. Mamba Drainage covers all of Burnaby with no travel surcharge. Metrotown, South Slope, Maywood, Collingwood. Same pricing as Vancouver proper. We are in this area every day.
