Kitchen Sink Drain & Plumbing
Kitchen sink under-cabinet plumbing is a system: supply lines feed the faucet, drain line carries waste from the sink basin through the basket strainer to the P-trap, P-trap to branch arm, branch arm to vertical stack. Anywhere in that system can fail.
Basket strainer failure. The chromed metal cup that fits in the sink drain hole, with the plug. Sealed against the sink with plumber’s putty – the putty dries out over 8-12 years and the seal leaks slowly into the cabinet. Replacement with fresh Oatey plumber’s putty: $159-$249.
P-trap and tail piece rebuild. PVC slip-joint P-trap with rubber washers seals well for 5-10 years. Plastic slip nuts crack from over-tightening or temperature cycles. Replace with chrome brass (lasts 25+ years) or fresh Schedule 40 PVC with proper torque. Continuous waste tee for dishwasher discharge tie-in. $189-$389.
Dishwasher discharge tie-in. The high-loop dishwasher drain hose connects either to a side-inlet on the garburator or to a branch tee on the P-trap. Air-gap fittings required in many strata buildings to prevent siphon backflow. We check the connection on every kitchen sink service.
