Bathroom renovations almost always include plumbing work. Moving the toilet to gain layout space, opening up the shower, adding a double-vanity, relocating the tub or removing it entirely for a larger walk-in shower. All of this requires plumbing rough-in (the supply lines and drain pipes inside the walls and under the floor) before the finishes go in.

Toilet relocation. Moving a toilet 2-6 feet requires new closet flange placement, new supply line routing, and verification of proper drain slope to the existing stack. $789-$1,489 plumbing portion. Combined with new floor and tile install by your GC.

Shower expansion. Coordination with your GC is critical. Plumbing rough-in happens after framing and before drywall. Final fixture install happens after tile is in and before paint touch-up. Rough-In Plumbing Phase

Plumbing rough-in is the inside-the-walls and under-the-floor work that happens before tile, drywall, and paint. Done wrong, it forces expensive re-work after finishes go in.

Toilet rough-in. New closet flange at the proper distance from the finished wall (typically 12″ for standard toilets, 10″ or 14″ for compact / heritage builds). PEX or copper cold-water supply to the angle stop location. Verified drain slope (minimum 1/4″ per foot) to the existing stack.

Vanity rough-in. Hot and cold supply stub-outs at proper height (typically 21″ above finished floor for single-handle, varies for widespread). Drain stub-out at proper height (typically 17″ AFF for a vanity sink). Wall blocking for wall-hung sinks or vessel sinks.

Shower rough-in. Mixing valve placement (typically 45-48″ AFF for shower head, 12″ higher for handheld bar). Shower drain placement (centered under the head for fixed showers, offset for benches or curbs). Waterproof pan flange verification.

Tub rough-in. Tub drain placement (typically 14-16″ from drain end of the tub), tub spout supply stub-out at proper height, mixing valve coordination with the shower if combined tub-shower.

Vent stack verification. BC plumbing code requires fixture venting to prevent siphon pressure issues. We verify the existing vent stack will adequately serve the new fixture count, add new vent connections where needed.

Rough-in inspection. City of Vancouver plumbing inspector visits after rough-in is complete and BEFORE drywall closes. We schedule the inspection, walk the inspector through the rough-in, address any code issues immediately. Pass the inspection, then your GC can close walls.

Typical rough-in phase duration: 1-3 days depending on scope. We coordinate with your GC’s framing crew and drywall crew to minimize project delay.

Fixture Install Phase + Final Inspection

After tile and drywall, before paint touch-up, we do the fixture install phase.

Toilet install. Set new toilet on the closet flange, fresh wax seal (or Korky beeswax-free), brass closet bolts, level + caulk + supply line. See toilet repair and installation for fixture details.

Vanity faucet install. Install new lavatory faucet (Moen, Delta, Kohler, Grohe, Brizo, Hansgrohe), pop-up drain stopper, P-trap, supply lines, quarter-turn shut-offs. See faucet installation.

Shower trim install. Mount cartridge in the rough-in valve body, install trim plate and lever, install shower head and arm, install hand-held slide bar (if applicable), test flow and temperature. See shower service.

Tub fixture install. Install tub spout (slip-fit or threaded), tub drain and overflow, test for leaks. Coordinate with tile contractor on caulk lines.

Final inspection. City of Vancouver plumbing inspector visits after all fixtures are installed. Verifies code compliance on supply, drain, venting, and fixture install. Pass the inspection, certificate of work issued, project signed off.

Coordination back to your GC. After our final inspection passes, your GC can complete paint touch-up, mirrors, towel bars, and final cleaning. We typically schedule our fixture install for 1-2 days, with the City inspection scheduled for the day after install completion.

9 Bathroom Renovation Plumbing Tips

  1. Plan plumbing layout before framing. Moving a toilet 2 feet after framing is expensive. 6 feet is much more expensive. Lock the layout before walls close.
  2. Schedule rough-in inspection before drywall. City of Vancouver requires rough-in inspection visible. Closed drywall before inspection means cutting it open. We schedule properly.
  3. Upgrade supply lines during reno. If you have Poly B or galvanized, the reno is the perfect time to upgrade to PEX. Marginal cost during a reno vs. standalone repipe.
  4. Verify pressure-balance shower valves. BC code requires pressure-balance or thermostatic shower valves for scald protection. Older homes may have non-compliant valves; reno is the time to upgrade.
  5. Coordinate vent stack with new fixtures. Adding fixtures to a small bathroom may require additional venting. We verify during rough-in planning.
  6. Choose fixtures BEFORE rough-in. Different toilets have different rough-in distances. Different shower valves need different rough-in heights. Pick fixtures first, design rough-in around them.
  7. Coordinate with tile contractor on waterproofing. Schluter KERDI, Wedi, or traditional pan liner. The waterproofing method affects the drain assembly we install. Coordinate before rough-in.
  8. Plan for proper fall on shower drain. 1/4″ per foot minimum slope. Improper slope causes standing water on the tile and shorter tile life.
  9. Get the certificate of work for property records. Stamped certificate from City inspection is valuable at resale. We email it within 24 hours of final inspection.
