  • Failed perimeter drains on 1950s through 1980s West Van homes. Homes built across Ambleside, Dundarave, and the lower British Properties between the 1950s and 80s have perimeter drains that are 40 to 70 years old. Most are cracked, collapsed, or undersized for the water volume coming downhill. We typically replace with perforated PVC, drain rock, and filter fabric, sized for actual escarpment flow.
