For Olympic Village and Kerrisdale condo kitchens where the supply lines run inside cabinetry, we replace the angle-stops with quarter-turn ball valves while we’re there – $99 add-on per stop, saves a future emergency call when you need to shut off water and the old brass stop won’t fully close. Bathroom Faucets, Tub Spouts, and Shower Valve Trim
Bathroom lavatory faucets get less use than kitchen but fail in similar ways – cartridge wear, O-ring drying out from infrequent use, sediment buildup at the aerator. Pop-up drain stopper assemblies are the other common bathroom call – the lift rod corrodes or the linkage detaches, and the stopper won’t seal or won’t open. $159-$249 for stopper rebuild including a new lift rod and ball-rod assembly.
Tub spout repairs: the diverter inside the spout fails (water comes from spout AND showerhead simultaneously when it should be one or the other). Spout replacement $129-$229. Shower valve trim – the visible plate, lever, and head – separate from the cartridge inside the valve body. We re-trim showers regularly during bathroom updates. If the bathroom faucet has aerator buildup so bad water only trickles, soaking the aerator in white vinegar restores 80% of flow for free. We do this for free on any service call – just ask. Whole-fixture replacement only makes sense when the cartridge is obsolete or the faucet finish is so worn the trim is shedding. Mid-tier Moen, Delta, and Kohler faucets are worth 2-3 cartridge swaps over their lifespan before replacement makes economic sense.

- Replace rubber supply lines with braided stainless. $25 each, 15 minutes per fixture. Rubber lines fail without warning – usually at the worst possible time (you’re out of town, it’s 2 AM, the basement floods).
- Swap multi-turn angle stops for quarter-turn ball valves. $45 each, 20 minutes per stop. Quarter-turn closes fully in one motion – critical during a leak emergency. Old multi-turn brass stops often fail to close fully and drip even when “shut” – half the under-sink leaks we visit are actually stop-valve drips.

Saves 20 minutes on the next service call when we need to ID the cartridge. Most Moen and Delta faucets have a small model number etched on the base or stamped on the supply tubes.
- If you have hard-water spots on every faucet, install a whole-house softener. Vancouver’s water is medium-soft but mineral buildup still accelerates cartridge wear. Whole-house softener pays back in faucet longevity over 5+ years across every fixture.
